Building Surveys

Before purchasing any property it is advisable to instruct a qualified building surveyor to inspect and report on the condition of the building.  A survey will highlight any serious problems and advise you of any specific risks before you commit to the process of buying a property.  It will provide you with information that can be invaluable during price negotiations, and will also help you avoid expensive surprises after you’ve moved in.  It is important to remember that a mortgage lender’s valuation report is not a survey;  it only advises the lender whether or not the property is reasonable security for your loan.

Home Buyers Survey

This is a cost effective survey best suited to conventionally constructed houses and flats that appear to be in reasonable condition.  It focuses on assessing the general condition of the main elements of the property.  The report identifies defects and uses an easy to understand index to categorise whether they require urgent or non-urgent attention.

Building Survey

This survey provides a more detailed report on the structure and fabric of the building, including analysis of the property construction, condition of the main elements, identifying areas of concern and potential problems, and recommendations for repair.  It is recommended for older, unusually constructed or run-down properties.

Other Services We Offer

It you have concerns about a specific construction issue within your property, eg dampness, movement, cracking, etc, we can investigate and report our findings.  We will diagnose and advise on the defect, remedial works and any further investigation required.  This service is particularly useful if you need to make a claim on your buildings insurance.

We do not undertake tests on any service installations during our surveys, however we are able to arrange specialist testing of electrical, plumbing, heating and drainage systems should you require these.

In addition to surveying the property we are able to provide you with a reinstatement cost valuation for insurance purposes.

Similar to the residential building survey, the commercial version will assist in establishing the viability of an investment, identifying defects and future maintenance requirements.

We are able to prepare comprehensive programmes which will identify defects, recommend repairs and ascertain future maintenance requirements;  enabling prioritisation of budgets and scheduling of works.
